first phase of our renovations; to create the Malone Arts and Cultural Center!

After an in-depth investigation into the condition of the western-most wall of the building by our structural consultant, it has been determined that the western wall is severely compromised due to movement of the foundation wall. The severity of wall displacement and foundation movement is such that repairing the wall and foundation in place is not reasonably feasible. Therefore, our proposed design and associated floor plans include removal of the western most structural bay and reconstruction of the western wall several feet further east.
This Stabilization Phase is essential for creating a safe and functional center for artists and patrons and saving a historical building for our community. Once this phase is completed, Foothills Art Society can move forward with our goal of creating an arts and cultural center.

Future Renovations
Phase 2: Exterior Improvements, Building System Upgrades, Site work and First Floor Upgrades
$2,000,000
The anticipated scope of work for this phase will focus on interior improvements as required to make the first floor
suitable to accommodate the program requirements for the new Malone Arts and Cultural Center, as well as
site modifications to provide some on-site parking, building system upgrades and stabilization and exterior
improvements. The existing recessed central entry will be modified to create a new main entry from Pearl Street.
An entry gallery will provide access to a small box office window, public restrooms, a small cafe and a pair of doors
into the main theater space. A second gallery space will be accessed from Pearl Street or from an interior
hallway off the new cafe. Foothills Arts Society offices will be relocated into the one-story southern portion of
the building. The remainder of the first floor will house the new theater space, with unconcentrated tables and
chairs, a removable stage, and two means of egress to the exterior.
All existing tenant spaces will remain.
Site improvements include site preparation, regrading and installation of gravel or paved parking and access
drives on the south side of the building.
We estimate that approximately 23 new parking spaces could be created on site.
Building system upgrades include installation of a new automatic sprinkler system throughout the entire
building, a new fire alarm and smoke detection systems and furring out the perimeter walls as required to
provide insulation as required per code.
Exterior improvements include installation of a rainwater collection system, masonry repair and repointing,
some new painted fiber cement panels and trim at the storefronts, a new full glass entry door system at the new
main entry and window repair and replacement. The existing steel windows at the western portion of the building
are beyond repair and will need to be replaced with new aluminum-clad wood windows. We have assumed that
these windows contain asbestos in the glazing compound and will require testing and abatement and monitoring.
Phase 3: Basement Level Build-out

The anticipated scope of work for this phase will include a full build-out of the basement level to create more
gallery space, class room spaces, artist studios, kiln rooms, dark rooms, toilets and storage areas. To provide
access from the first floor level to the basement, a new stair and vertical platform lift will be installed adjacent
to the cafe and toilet rooms on the first floor. Some structural modifications will be required to create new
openings in the existing concrete and steel floor system.
